THE DECEMBER 2019 REAL ESTATE MARKET UPDATE AND STATISTICS FOR HAMILTON AND BURLINGTON ARE HERE!

In December 2019, the REALTORS® Association of Hamilton-Burlington (RAHB) reported 585 sales of residential real estate located within the RAHB market area were processed through the Multiple Listing Service® (MLS®) System. December sales are up 3.9% from December 2018, but down from November and October of 2019. The average price for residential properties increased by 7.6% from December 2018 to $581,566.

STATISTICS BY PROPERTY TYPE AND AREA

Burlington

Detached homes sold for approximately 9.7% more than 2018. The number of new listings was down 11.6%, and average days on the market was down 7.2%.
Semis and townhomes saw a 4.4% increase in the average sale price, a 40.7% decrease in the number of new listings, and a 41.6% decrease in days on market.
Apartment-style homes saw a 25.7% increase in the average sale price, a 33% decrease in the number of new listings, and a 61% decrease in days on market.

Continuing the trend we saw in November, lower inventory meant that homes on the market sold quicker and for more money than last year.

Hamilton

Detached homes sold for approximately 9.2% more than the average sale price in 2018. The number of new listings was down by 7.8%, and average days on market decreased by about 11.4%.
Semis and townhomes saw a 7.6% increase in the average sale price, 24% increase in the number of new listings and a 18% decrease in days on market.
Apartment-style homes saw a 2.5% increase in the average sale price, a 21% decrease in the number of new listings, and a 40% increase in days on market.
